The benefits of having a Realtor vs. For Sale By Owner.
There are several ways to sell your home. You can do a traditional for sale by owner , wherein you put a sign in your yard and post a few adds in the paper and hope that it will work out. You can utilize a flat fee MLS for sale by owner service, wherein your house will be in the MLS. It is a common thought of those who choose that route, that they will be saving a lot of money. Firstly, if the market is really hot for sellers like it was a few years ago, your chances are pretty good. However, let’s face it, we in San Diego County are back to a traditional market. There are many reasons why for sale by owners ultimately lose money and time. Firstly, there is a flood of homes on the market and unless you have a one of a kind architectural property, for sale by owner homes don’t stand out in the market. Secondly, most home buyers have agents, the majority of agents steer clear of showing for sale by owner properties because 9 times out of ten they not only have to be diligent for their own client, but often times the owner has no clue on about the contracts, reports to order, etc. Therefore the agent already in some cases are working for a decreased commission and then he/she has to basically usurp the entire transaction. I personally do not have a problem with for sale by owners and if my client likes the property, then I do what it takes to get it done. However, honestly I feel that my view is in the minority. Thirdly, for sale by owners are at a marketing disadvantage. Simply put, you will miss out on agent caravans and savvy ad campaigns that reach the masses. Well, you still may say to yourself, well I will save money, so I will just wait. Well, if you really don’t have to sell your house and you are willing to wait a half of a year or more then that is your choice. However, time is money in more ways than one. You will waste time waiting, paying more payments as well, there is no magic wand that can tell you the market, six months from now your home value could shift.
In my opinion, you get what you pay for. In this present market you sell it yourself, you will be on the losing end of the stick. You will play the waiting game and not get full price offers. That is why having a Realtor today is so important. A Realtor is an agent who works for you, who negotiates, deals with the legalities of contracts, acts as your personal marketing specialist, is the friendly face that buyers see at open houses. However, like any other profession, not all Realtors are created equal. So do a bit of due diligence and interview a few to make sure your Realtor fits your needs and goals.

The big deal is, the title of “Home Inspector” is not a licensed by the State of California. Anyone with a ladder, a truck and a business card can call themselves an inspector. It is my job to ensure that the Home inspector that is hired by the buyer is a member of one of the few associations that act as a checks and balances system, find out whether they have E&O insurance, find out how he/she track record. Basically, you do not want to end up in court a year later because something that was or was not done by the home inspector. As your Realtor I take this role very seriously and I will keep you abreast about who and what the home inspector is all about.
